Pre-Qualification

Send a buyer-lead a secure form to collect everything a lender needs — income, assets, debts, property details, declarations — and get a quick AI read on likelihood to qualify before the file goes to a lender.

Why it exists. When a buyer is ready to transact, you usually hand them off to a lender whose external pre-qual system sends its link. You lose control over the data, the experience, and the timing. This feature brings the intake inside the platform. You own the file. The lender gets a clean drop-in import (MISMO 3.4 XML) when you're ready to hand it over.


Sending the form

  1. Open any buyer-lead.
  2. In the right sidebar, find the Pre-Qualification card.
  3. Click Send pre-qualification.
  4. Choose Email, SMS, or Both. (Optional: write a custom intro message.)
  5. Click Send.

The lead gets a magic link that works for 30 days. They can save progress and come back — on first visit they set a password, on return visits they log in.


What the lead fills out

Eight quick sections, modeled on the Fannie Mae URLA (1003):

  1. Personal — name, DOB, SSN, marital status, current address
  2. Employment & income — employer, position, gross monthly income, additional income sources
  3. Assets — checking/savings, retirement, investment accounts
  4. Liabilities — rent/mortgage, auto loans, student loans, credit cards
  5. Real estate owned — other properties (if any)
  6. Loan & property — loan type, purchase price, down payment, subject property address
  7. Declarations — yes/no on bankruptcy, foreclosure, judgments, federal debt, veteran status
  8. Authorize & submit — credit-pull + verification consent

The lead can upload supporting documents (photo ID, W2s, paystubs, bank statements, tax returns) — uploads are optional at submit and can be added later from the same portal.


What you see

Until submission, the card shows progress: "3/8 sections complete." Once submitted, it shows a checklist of completed sections plus AI-computed numbers (DTI, LTV, reserves) and a tier.

Sensitive fields (SSN, DOB, bank account numbers) are always masked in the agent UI — you see ***-**-1234 and **/**/1984. To unmask, a user needs the View Full Pre-Qual Data permission (default: admin, manager, lender).


AI screening

After submission, an AI underwriting pass runs automatically. It computes:

  • Front-end DTI (proposed housing / gross monthly income)
  • Back-end DTI (all monthly debt + proposed housing / gross monthly income)
  • LTV (loan amount / purchase price)
  • Reserves (liquid assets / proposed monthly PITI)

Then it assigns a tier:

  • STRONG — clearly within guidelines, no meaningful red flags
  • LIKELY — qualifies with minor caveats
  • MARGINAL — borderline, compensating factors needed
  • UNLIKELY — multiple significant red flags

Plus a structured red-flag list: e.g. "Back-end DTI 52% exceeds conventional 45% max," "Only 1.2 months reserves," "Bankruptcy in last 7 years."

Important: this is a screening heuristic, not an approval. The lender still makes the decision. The AI never says "approved" or "qualified" — just "likely to pre-qualify," "screening positive," etc.


Handing off to a lender

Click Export MISMO 3.4 XML on the card. This generates a standard MISMO v3.4 file containing the full application — compatible with Encompass, Calyx, LendingPad, nCino, Floify, and direct submission to Fannie Mae DU / Freddie LPA.

Email the XML to your lender (or upload to their LOS) — they can import it natively, no retyping required.

Every export is audit-logged with the actor (you), the timestamp, and the target lender name.

Security

  • Field-level encryption. The full application payload (SSN, bank accounts, DOB, etc.) is encrypted at rest with AES-256-GCM using a dedicated key (PREQUALIFICATION_ENCRYPTION_KEY). Only a decrypted summary with masked fields is stored in plaintext.
  • Private document storage. Uploaded files go to a private S3 bucket. Access requires a short-lived signed URL and the right permission.
  • Portal session scoping. The lead's login is scoped to their single application — it cannot access any other lead's data.
  • Audit trail. Every time an agent reveals a sensitive field, downloads a document, or exports MISMO XML, an audit entry is written. Visit Settings → Audit Logs to review.

FAQ

Does the lead need an account on the platform? No. They use the magic link we send them, then set a portal-only password. That password only works for their pre-qual — it doesn't give them access to anything else.

What if they lose the link? Resend it from the same card. The token refreshes.

Does this replace the lender? No. We never approve anyone — only the lender can. The AI screening catches obvious issues early so you don't waste the lender's time (or the buyer's) on a file that's not ready.

Which lenders accept the MISMO export? Any modern LOS. MISMO 3.4 is the industry standard for URLA data. Encompass (ICE), Calyx Point, LendingPad, nCino, Floify, and direct DU/LPA submission all support it.
